The accommodation is part of a semi-detached house with its own entrance and a spacious garden offering a stunning view of Lake Fuschl.
Due to its hillside location, the living area is spread across several split levels, making it ideal for active individuals.

There are two separate bedrooms, one of which features an en-suite bathroom. The third sleeping area is located in a side room off the living room and is furnished with a comfortable sofa bed.

The kitchen is fully equipped and adjoins a dining area that overlooks the living space.

The office or second living room is situated on the first floor between the bedrooms.

To ensure your stay and the stay of future guests is as pleasant as possible, we kindly ask you to observe the following rules:

1. General Conduct
• Please treat the accommodation and its furnishings with care.
• Notify us immediately of any damages or defects.
• Respect the privacy and comfort of neighbors. Avoid loud noises, especially between 10:00 PM and 7:00 AM.

2. Use of the Accommodation
• The apartment may only be occupied by the persons specified in the rental agreement.
• Parties or large gatherings are not permitted without prior approval.
• Smoking is strictly prohibited inside the apartment. Please use the outdoor areas for this purpose.

3. Safety
• Close all doors and windows completely when leaving the accommodation.
• Do not leave candles or other open flames unattended.
• Keep escape routes clear at all times.

4. Waste Disposal
• Waste separation is mandatory. Use the provided bins for residual waste, organic waste, paper, and plastic.
• Garbage bags must be securely closed and disposed of in the appropriate containers.

5. Cleanliness
• Keep the accommodation clean and tidy during your stay.
• Please wash used dishes and leave the kitchen in an orderly state.
• Dispose of your garbage regularly.

6. Pets
• Pets are only allowed with prior request and approval.
• Ensure that pets do not damage furniture or other items.

7. Emergencies
• In case of an emergency (e.g., fire, medical emergency), immediately contact the appropriate emergency services (emergency number: 112).
• Please inform us about the emergency as well immediately.

8. Internet use
• The internet may be used for professional and private purposes.
• Any illegal activities over the internet are strictly prohibited.

9. Liability
• Guests are liable for any damages incurred during their stay.
• The host is not responsible for the personal belongings of guests.
