House rules

We can terminate the rental contract without notice if the tenant or one of the persons traveling with him behaves in a disruptive or destructive manner despite a warning from us. In this case, we reserve the right to the rental price.
We can terminate the rental agreement if the performance is significantly impaired, complicated or endangered by force majeure (e.g. natural disasters, fire, but also unforeseeable problems with the accommodation that cannot be resolved immediately, etc.). We will then immediately refund the rental price paid, but will withhold appropriate compensation for any services already rendered.

Liability
Our contractual liability for damage that is not bodily harm is limited to a total of three times the rental price, provided that we did not cause the damage intentionally or through gross negligence.
The applicant is liable to us for the careful treatment of the accommodation and any damage to property.
If the key is lost, the replacement of all associated lock cylinders will be charged.
The landlord is not liable for any theft or lost utensils.

The accommodation must be left tidy. We do the final cleaning. If soiling is more than usual, we can charge you an additional cleaning fee of EUR 30.00 per hour.
Smoking in the accommodation is not allowed! Should we discover that smoking was taking place in the apartment, we reserve the right to charge an additional cleaning fee of EUR 30.00 per hour. This includes both extensive airing and additional cleaning of decorative and upholstery fabrics. If even a subsequent rental does not come about as a result of the smoke smell, we will have to take recourse against you.

If damage has occurred to the accommodation or the facility, we must be informed immediately. If the cause is the tenant's fault, the tenant may have to replace it.

The booked accommodation will be prepared for the specified number of people (bed linen and towels). The towels are for on-site use only. If these are used for other purposes, such as excursions or visits to the beach, we are entitled to demand compensation.

The entire equipment of the accommodation represents the unrestricted property of the landlord. This can be used accordingly for the time of the rental. In the event of loss or theft, the renter must pay for the missing item in the amount of the original price plus 10% expense allowance.

Pool and pool area
Access, stay and use of the pool including the pool area is expressly at your own risk and is permitted to our guests without exception. The swimming pool has a continuous depth of approximately 1.5 metres. The entire pool area is unattended by the landlord. Therefore, children, minors, underage, physically or mentally handicapped persons and non-swimmers may only enter the pool area with an accompanying and supervisory person and must be supervised by them at all times. We assume no liability for accidents in the outdoor, pool and terrace areas or for loss or theft. The pool area is open daily from 8 a.m. to 8 p.m. for our guests.

rest periods
In the spirit of being a good neighbor, we ask you to observe the quiet times. According to our local statutes, there is a midday rest period between 12:00 p.m. and 2:00 p.m. and night rest from 10:00 p.m. to 8:00 a.m.

place of jurisdiction
The place of jurisdiction for all disputes arising from the rental relationship is the court in Salzburg, Austria.

Last but not least:
Should one of these conditions be or become invalid, the validity of the other provisions shall remain unaffected. The invalid provision is deemed to be replaced by a provision that corresponds to the invalid provision in terms of its economic meaning in a legally permissible manner.
